Every successful construction project — a new home, shop, barn or commercial building — starts with properly prepared land. Skipping steps or rushing site prep leads to drainage problems, settling slabs and costly delays. Here’s a step-by-step look at how to prepare your land for a new construction project in South Louisiana.
Step 1: Know Your Property
Before any equipment shows up, gather the basics:
- Survey and property lines — know exactly where your boundaries and setbacks are.
- Permits and flood zone — check parish requirements and whether your lot sits in a flood zone that dictates finished floor elevation.
- Utilities — call Louisiana 811 before digging so underground lines are marked.
- Soil conditions — Acadiana’s clay soils hold water and expand, which affects how the pad is built.
Step 2: Clear the Site
Trees, brush, stumps and debris are removed from the building footprint, driveway path and work area. Roots and organic topsoil must come out — they decompose over time and cause settling. Learn more about our land and lot clearing and tree and stump removal services.
Step 3: Demolish and Remove Old Structures
If there are old sheds, slabs, mobile homes or foundations on the property, they need to be torn out and hauled off before new work begins. Our demolition crew handles removal and disposal.
Step 4: Excavation and Dirt Work
With a clean site, excavation and dirt work begins: cutting high spots, filling low areas, digging for utilities and bringing in select fill where needed to raise the building area.
Step 5: Build and Compact the Pad
In South Louisiana, most homes and shops sit on a raised dirt pad. Fill is placed in lifts (layers) and compacted to give the slab a firm, stable base. Proper compaction is one of the most important — and most overlooked — parts of site prep.
Step 6: Final Grading and Drainage
The site is then graded so water flows away from the pad and off the property. This is the time to plan swales, culverts and any drainage work so you’re not fighting standing water after the house is built.
Step 7: Driveway and Construction Access
Builders need solid access for concrete trucks and deliveries. A gravel driveway or construction entrance keeps trucks out of the mud and protects the site during the build.
Good site prep is invisible when it’s done right — and impossible to ignore when it isn’t.
Common Site Prep Mistakes to Avoid
- Building on uncompacted fill or leaving roots and stumps under the pad
- Ignoring drainage until after the slab is poured
- Setting the pad too low for the flood zone or surrounding road
- Not planning truck access for a rainy-season build
